PROJECT & CONSTRUCTION MANAGEMENT

The task of Project Management is typically a full time job on larger jobs and should be left to the general contractor or construction superintendent.

Financial payments may consist of scheduled draws based upon timely completion of work phases and approved by designated parties.

Changes in the work being performed should always include written Change Orders contain specifics in labor, materials, costs.

A daily written and photographic log should be kept to record activities of construction personnel, work progress, material orders and deliveries, and other pertinent project functions.  These records will be invaluable in planning and implementing future preservation projects.

Maintenance Programming

During the restoration project, consideration should be given to establishing a Maintenance Program to insure that the completed work is taken care of.  All too often, the completed job is designated “finished”, and no thought is given to it until problems arise.  Remember, all buildings are in a continuous state of deterioration, and need to receive periodic care.  An active, ongoing Maintenance Program will tell you what has to be done, when the work should be performed, and also be respectful of your financial situation.  It is designed to be a multi-year plan to save you time, money, and headaches.  And best of all, it will save old buildings.  Data base development and Maintenance Program development should begin with the first thought of developing a  restoration/renovation project and continue throughout the project.
