CONDITION SURVEYS

The Condition Survey assesses the buildings’ current condition and provides its owner with options and schedules for remedial and/or maintenance procedures, as well as prioritized, preliminary budget cost estimates.  The information obtained from this inspection will determine the type and extent of treatments needed to insure the buildings’ future well-being.

BUDGET DEVELOPMENT

Preliminary Cost Estimates based upon comparable current and past projects should provide rough cost estimates for the current project and may provide enough preliminary information for the building owner to understand whether the project under consideration is feasible.  

Design & Specifications Development

The need for schematic sketches or construction documents should be discussed to determine their appropriateness to a particular project.  Depending on who will be involved performing the work and the method of securing a contract, varying degrees of specifications and drawings may be necessary. 

PROJECT SCHEDULING

Construction schedules are typically affected weather, finances, and availability of labor and materials.

We carefully consider these factors so your project can begin on time and be completed on schedule and within budget.  

Project & Construction Management

The task of Project Management is typically a full time job on larger jobs and should be left to the general contractor or construction superintendent.

Financial payments may consist of scheduled draws based upon timely completion of work phases and approved by designated parties. Many factors around these changes can result in costly change orders if not done properly and on time.

Building Pathology

Building Pathology is the process of determining the initial root cause of a building component failure through the use of nondestructive analysis of the building in a holistic nature (i.e., looking at how all of the building components and systems work together). Solutions include correcting or eliminating the root cause through treatment and/or repair to the root cause and related effects.
